It is always a good idea to take pictures at the outset of the Commercial Unit you are taking over when you are at the start of your Commercial Lease. This way you have documentary evidence of the state of repair of the property should there be a dispute when you leave. A Commercial Lease will have a provision in it making you responsible for the condition of the property at the lease end “Save fair wear and tear excepted” which your Solicitor will have negotiated to include in the Lease on your behalf.  Indeed the Repair Clause can be a hotly contested Clause with each party seeking to limit their exposure should something go wrong. Be careful! You do not want to be stuck with the responsibilty of maintaining the outside of the building.
